INVESTING IN
SUMTER REAL ESTATE.
Most market pages give you a median price. This one tells you what you will find when you open the walls in Sumter.
The fundamentals
Shaw is the entire story. Military rotation creates a permanent, reliable rental base that does not care what the resale market is doing, and BAH puts a firm floor under rents on clean, well-kept three-bedroom homes.
An Air Force base and a real manufacturing base carry Sumter together. Federal payroll provides the stability and the industrial parks provide the private-sector wages. Shaw Air Force Base and the Army component command headquartered there dominate, alongside large-scale tire and industrial manufacturing and the regional hospital.
What is specific to Sumter County
Much of the business base exists to serve a population that rotates: barbers, storage, auto repair, restaurants, property management. Sumter also has a long-established and well-rooted Black-owned business community downtown and in South Sumter.
The base, the churches and the gardens hold the place together. The spring festival at the iris gardens is the one week the whole county shows up in the same place.
Population turns over constantly because of military rotations, so asking someone how long they have been in town is an ordinary opening question rather than a rude one. Underwrite the market you are actually in, not the one in the podcast you listened to.

What you are buying
You are mostly buying affordable 1950s–1980s ranch housing in volume, small older cottages closer to downtown, and rural acreage with manufactured homes outside the city. Recurring renovation items here are 1960s and 70s mechanical systems at end of life, older shallow-slab construction, termite damage in untreated older stock, and roof replacement on long-deferred homes.
Submarkets worth knowing: Downtown Sumter, South Sumter, Oswego, Dalzell, Pinewood, Mayesville and Wedgefield. Comp within them, not across them. Schools run through Sumter School District, which moves both rent and resale.
Build your rent assumption around what a military family will actually pay for a clean, safe three-bedroom near the base — not around a downtown Columbia comp.
Underwrite in this order
- Value it renovated, using same-submarket sales.
- Scope the work with the local recurring items already on the list.
- Price the hold — taxes, insurance, utilities, financing.
- Price the exit — sale costs, or realistic rent to the tenant pool that actually exists here.
- Then decide what you can pay.
Rental demand in Sumter comes from military families on rotation — the most dependable renter pool in the Midlands. Military spouses are the most underused labor pool in the market. Many are credentialed and available, and they are honest about leaving in a few years, which employers here learn to plan around rather than resist. Renovate for that, not for a photograph.
